The brief
A slow chimney leak, and a roof at the end of its life.
The owners wanted a roof that looked at home on a classic colonial but would shrug off North Texas hail. We guided them through material samples, finalized a fixed-price estimate, and scheduled the work around school drop-offs.
Curling shingles, soft decking along two valleys, and a chimney flashing detail that had been leaking into the attic for several seasons.

What we found
The inspection, in plain words.
Every finding came with photos and a clear rating, so the owners knew what had to be done now and what could wait.
Finding 01
Replace
Shingles past their service life
Curling and granule loss across the south and west slopes. Patching would only move the next leak somewhere else.
Finding 02
Repair
Chimney flashing letting water in
Old step flashing sealed over with roof cement. Moisture readings in the attic confirmed the leak path.
Finding 03
Watch
Soft decking along two valleys
Flexing boards under foot. We priced replacement per sheet so there would be no surprises on tear-off day.
Replace: worn out across the area · Repair: one fault letting water in · Watch: fine for now, checked again next year
